EPDM Rubber Roofing for Commercial Buildings in Gilbert
EPDM has been a workhorse of commercial roofing for decades. It's flexible, resistant to extreme temps, and when installed correctly it lasts 25+ years with minimal maintenance.
EPDM Roofing for Commercial Buildings in Gilbert, AZ
Ethylene Propylene Diene Monomer — EPDM — is a synthetic rubber membrane that has been protecting commercial roofs for over 50 years. It's a proven system with one of the longest track records in the industry. Many EPDM roofs installed in the 1980s and 1990s are still performing today with basic maintenance.
EPDM is particularly well-suited to roofs that see significant temperature variation and thermal movement. The rubber membrane stays flexible across a wide temperature range — from -40°F to 300°F — which means it doesn't crack or become brittle in temperature extremes.
EPDM Installation Methods
Fully Adhered
The membrane is bonded to the insulation or substrate using a low-VOC bonding adhesive. Fully adhered systems provide the cleanest appearance, the most resistance to wind uplift, and the best performance in high-traffic areas. The trade-off is higher labour cost. For occupied buildings where aesthetics matter, this is the preferred method.
Mechanically Attached
Fastener plates and screws go through the membrane and insulation into the roof deck at prescribed intervals. Seams are then taped with EPDM lap tape rather than welded. This is the most common installation method for large commercial re-roofs because it's faster and doesn't require the adhesive cure time of fully adhered systems.
Ballasted
The membrane is laid loose over insulation and held in place by river rock ballast (typically 10–12 lbs per square foot). Ballasted EPDM is one of the lowest-cost flat roof installation methods and the membrane lasts well because it's protected from UV by the stone. The limitation is that the building structure must support the dead load, and the stone makes inspection and drainage maintenance more difficult.
EPDM Seam Technology
Unlike TPO and PVC, EPDM cannot be heat-welded. Seams are made using EPDM seam tape — a specially formulated butyl-based tape that bonds two EPDM surfaces together. Modern seam tapes, when properly applied (clean, primed surfaces, rolled thoroughly), create durable seams. The key is surface preparation — EPDM seams fail most often because of contamination at the bond surface.
EPDM in Arizona
Black EPDM absorbs solar heat heavily. In Arizona, this means surface temperatures can exceed 180°F on hot summer days. While this doesn't damage the membrane itself — EPDM handles high temperatures well — it does increase the cooling load on the building below. White-coated EPDM is available and some owners apply an elastomeric coating over black EPDM to improve reflectivity.
UV resistance is one of EPDM's strongest characteristics. The membrane doesn't oxidise or chalk the way modified bitumen does, and it maintains its flexibility longer than many other roofing materials in Arizona sun.
Frequently Asked Questions
Can EPDM be repaired if it tears or punctures?
Yes. EPDM is one of the more repair-friendly commercial roofing systems. Small punctures can be repaired with EPDM patch material and seam tape. Larger damage may require a section replacement. The key is proper surface prep before applying any patch.
How long does EPDM last in Arizona?
Properly installed EPDM regularly achieves 25+ years. The membrane itself is very durable in UV. The most common failure points are seams and flashing details, not the field membrane.
Is EPDM or TPO better for Arizona?
Both are solid choices. TPO's white reflective surface is an advantage in Arizona's heat. EPDM's long track record and flexibility in temperature extremes are advantages. For most new installations we recommend TPO, but for repair and restoration of existing EPDM roofs, maintaining the existing system often makes more sense.

Roof Coating & Restoration
A quality coating system can add 10–15 years to a commercial roof that still has structural integrity. It's often one-third the cost of a full replacement and keeps tons of material out of the landfill.
